Ground Is Broken for Emerald Woods, New Enclave of Luxury Grand-Scale Custom Homes In Tarrytown
14 Country Farm Estates Will Be Built on 34 Unspoiled Acres
Irvington, NY (March 7, 2006) Ground was broken today for Emerald Woods, a new enclave of 14 luxury Colonial Country Farm Estates that will be built on 34 unspoiled acres in Tarrytown . Participating in the ceremony were representatives from Gracemere Development LLC, the developer and Houlihan Lawrence, the sales and marketing real estate brokerage firm including Stephen Meyers, Chief Executive Officer and Chris Meyers, Chief Operating Officer and others.
Rare for new luxury home development in southern Westchester , the residences of Emerald Woods will be nestled in a pastoral and very private setting including large parcels of open space as well as a 14-acre conservation easement. They will also be designed on a grand scale comprising 5,000 to 6,000 square feet of living space and sited on approximate one-acre lots, large enough for pools.
Today’s ceremony marked the start of construction of phase one of Emerald Woods consisting of three residences that will be completed by the end of September 2006. The anticipated starting price will be $1,995,000. Average prices will be in the mid $2 million range.
Justin Minieri, architect of Emerald Woods, noted that the new community is being designed with great respect for its rural past. “The refined architecture honors the timeless beauty of the natural landscape of gently rolling hills, a sparkling pond and centuries old magnificent trees. This is a unique sensitivity to preserving nature’s splendor.”
Stephen Meyers of Houlihan Lawrence said that there has already been great interest expressed by potential buyers even though the project is just getting underway. “In terms of natural beauty, great privacy and magnificent living spaces, there is nothing comparable that is being built in lower Westchester ,” he added. “The close proximity to New York City , easy access to major highways and a great school system in Irvington will make Emerald Woods a highly desirable luxury address.”
The residences will be constructed with cedar shake and clapboard exteriors. They will boast formal living and dining spaces, luxurious master suites and baths, five bedrooms (most with baths), guest quarters, two and three-car garages, gourmet kitchens featuring hand crafted custom cabinetry with a vast selection of door styles, woods and finishes, imported marble and granite countertops in the kitchens and baths, top-of-the-line fixtures and plumbing and hardwood floors. Granite curbs and lanterns will line the private road to each residence.”
Denis Serna, Project Manager of the Gracemere Development team stated, “Great care is being taken to protect the natural beauty of this park-like development with a large pond and direct frontage on the Croton Acqueduct.” He said that the 14-acre easement which was given to the Village of Tarrytown will make it possible for the public to enjoy by walking along the path of the adjacent old Croton Acqueduct.
These properties will be offered for sale by the Irvington Office of Houlihan Lawrence in conjunction with the firm’s Luxury Country Properties Division.
